This project in Dover, Kent involved a full strip-out and replacement of an ageing flat roof, along with the installation of a brand new timber balcony decking area.
The existing roof had begun to fail, with signs of wear in the old rubber roofing system and rotting decking underneath. To ensure a long-lasting solution, the entire structure needed to be taken back and rebuilt properly from the base up.
The Work Carried Out
We started by removing the old rubber roofing system and taking up the existing rotten decking so the whole area could be rebuilt properly from the base up.
Once the old materials were cleared, we installed the new flat roof system. This included new 18mm plyboard to form a strong base, followed by new lead flashing around the perimeter and abutments to protect vulnerable edges and junctions. Over this, we applied a new five-layer felt roof system, making sure the roof had the correct pitch to help water run off properly rather than sit on the surface.
With the new felt roof fully installed, we then moved on to constructing the raised deck above. New pressure-treated timber supports were fitted over the roof surface, and a new timber deck was laid on top to create a solid and attractive balcony area. The deck boards were spaced correctly to allow drainage and give a clean finish.
To complete the job, the railings were installed around the edge of the balcony area, making the new space secure as well as practical.
The Result
The finished result is a fully renewed flat roof underneath with a brand new raised decking area above, giving the property a fresh, usable outdoor space that is both functional and safe.
By replacing the failed roof covering properly first, then building the deck over the top, the area now benefits from reliable waterproofing as well as a much improved appearance. The new railings finish the space off nicely and make it far more secure for everyday use.
