New Roof Installation, PVC Windows & Timber Cladding in Ashford

  • Location: Ashford, Kent
  • Project: Full Exterior Renovation with New Roof, PVC windows, insulation, soffits, fascias & cladding.
  • Duration: 2 Weeks

Project Overview

Before we began work on this Ashford project, the property was suffering from severe deterioration across the entire exterior. The original timber cladding, fascias and structural battens had reached the end of their lifespan, showing heavy weathering, rot and long-term water damage. Much of the cladding had started to split and peel away, leaving sections of the building exposed to the elements, while the old insulation behind the boards was damp, compressed and no longer effective.

The existing wooden fascias and soffits were also in very poor condition. Years of moisture penetration had caused the timber to twist and crumble, leading to gaps around the eaves and roof edges. In several areas the rafters and support timbers had weakened, which created risks of further movement and structural issues if left unaddressed.

The windows were equally deteriorated, with the original frames showing rot, flaking paint and complete loss of weather protection. Combined with the worn cladding and failing roofline, the property had very little thermal efficiency, poor weatherproofing and an overall tired appearance.

This initial condition assessment confirmed that the home required a full exterior refurbishment, including new PVC windows, removal of the old timber cladding, replacement fascias and soffits, and a complete new roof structure with fresh felt, battens and tiles. Our team at Towergate Builders set out to transform the property into a modern, insulated and fully weather-resistant home fit for many years to come.

Porch Refurbishment – New Treated Timber Cladding, Structural Repairs & Full Roof Upgrade

As part of this Ashford property renovation, the front porch required significant restoration. The original structure had suffered from long-term weather exposure, leaving the timber framework weakened, the insulation ineffective, and the roof components in poor condition. Our team carried out a full strip-back and rebuild to bring the porch up to modern standards.

We began by removing the old cladding, exposing damaged battens and rotten timbers that needed to be replaced. New pressure-treated wooden cladding was installed to create a strong, uniform and weather-resistant exterior finish. This instantly improved both the structural integrity and appearance of the entrance.

Inside the porch walls, all existing insulation was removed and replaced with fresh, high-performance insulation to greatly improve thermal efficiency. The old battens were renewed, ensuring a solid fixing point for the new materials.

The porch roof was fully upgraded with new roofing felt, treated battens, soffits and fascias, providing long-lasting protection against moisture and wind uplift. These improvements not only secure the porch structurally but also tie it in seamlessly with the wider roof refurbishment taking place across the property.

This stage of the project marks the beginning of transforming the tired, weathered entrance into a clean, warm and fully weatherproof porch that complements the new roof, cladding and windows.

Installation of Treated Timber Cladding – Completing the New Exterior

The final stage of the exterior transformation involved installing brand-new treated timber cladding across the entire property. After the insulation, membrane and window installations were completed, the walls were ready to be finished with a durable and visually appealing exterior covering.

We used pressure-treated featheredge cladding, chosen for its strength, weather resistance and long lifespan. Each board was fixed securely to the new treated battens, ensuring proper ventilation and correct overlap for maximum protection against rain and wind. This system allows the property to breathe while providing a robust, low-maintenance exterior finish.

The cladding instantly modernised the appearance of the home, replacing the original damaged boards with a clean, uniform and natural timber façade. Every elevation of the building was carefully aligned to ensure straight, seamless lines and a high-quality finish from all angles.

Along with the freshly installed roof tiles, new soffits, fascias and PVC windows, the new timber cladding brings the entire refurbishment together—creating a warm, rustic and contemporary look that perfectly suits this Ashford property.

This completed cladding installation not only enhances the kerb appeal but also significantly improves insulation, weatherproofing and overall structural performance, marking the successful conclusion of the external renovation works.

Full Roof Replacement – New Felt System, Battens, Tiles & Roofline Upgrade

Once the exterior cladding and porch works were underway, we turned our attention to the most critical part of the refurbishment: a complete new roof installation across the entire property. The original roof was heavily deteriorated, with cracked tiles, exposed nail heads, moss build-up and rotten fascia boards that were no longer providing adequate protection. Several sections of the old roof structure had weakened due to moisture penetration, making a full replacement essential.

We began by stripping the roof back to the rafters, removing every old tile, damaged felt layer and decayed timber. This exposed the true condition of the roof structure and allowed us to replace failing components with new treated materials where needed. Fresh, high-performance insulation was removed and replaced in stages to improve energy efficiency throughout the property.

A new breathable felt membrane (IKO Rubershield Pro Extra) was installed to provide a watertight barrier underneath the tiles. This was secured with brand-new treated roofing battens, fixed precisely to ensure correct tile alignment and long-term stability. The transformation was immediate, giving the roof a clean, modern structural base ready for tiling.

We then installed the new roof tiles, creating a uniform, durable and weather-resistant finish designed to withstand Ashford’s changing weather conditions. Every valley, verge and ridge was renewed using the correct mechanical fixings to meet current roofing regulations.

To complete the installation, we replaced all soffits, fascias and roofline components, removing the old rotten boards and fitting modern, low-maintenance replacements. This not only enhances the appearance of the property but also ensures proper ventilation and long-term protection from water ingress.

This full roof replacement has completely transformed the property’s exterior, improving its structural integrity, weatherproofing, insulation and visual appeal. With a brand-new roof, the home is now fully protected for many years to come.

New PVC Windows & Full External Insulation Upgrade

With the new roof structure complete, we continued the refurbishment by upgrading the property’s windows and external insulation. The original timber frames were severely weathered and no longer providing proper thermal performance or security, making new PVC windows essential for the long-term durability of the home.

Our team carefully removed the old frames and prepared each opening for installation, repairing surrounding timbers where needed to ensure a solid, level fixing point. New energy-efficient PVC windows were then fitted across the property, instantly improving heat retention, soundproofing and overall appearance. These modern frames require minimal upkeep and offer far greater weather resistance compared to the original timber units.

At the same time, we carried out a full insulation replacement across the external walls. Once the cladding was removed, we installed fresh, high-performance insulation throughout the property, replacing the old, collapsed and damp material that was no longer effective. This new insulation greatly enhances the home’s energy efficiency, reducing heat loss and creating a warmer, more comfortable living space year-round.

To protect the insulation and prepare the walls for new cladding, we wrapped the property in IKO Rubershield Pro Extra breathable membrane. This provides a watertight but vapour-permeable barrier, preventing moisture ingress while allowing the building to breathe correctly.

This stage of the refurbishment marks a major improvement in both thermal performance and structural protection, forming the foundation for the new external cladding that will complete the transformation of this Ashford property.

Final Outcome – A Fully Refurbished Home With a Modern, Weatherproof Finish

The completed project has transformed this once-tired Ashford property into a solid, modern and fully weatherproof home. With new treated timber cladding, a full roof replacement, upgraded insulation and fresh PVC windows, the house now benefits from improved energy efficiency, structural integrity and kerb appeal.

The new slate-effect roof tiles give the property a clean and contemporary look, while the pressure-treated cladding creates a warm, natural aesthetic that complements the style of the building perfectly. Every elevation has been carefully finished, with crisp lines, new fascias and soffits, and professionally installed guttering completing the exterior.

This renovation not only protects the property for decades to come, but also restores its character and charm. What was previously a structure in poor condition is now a robust, visually appealing home suited to modern living.
