Before we began work on this Ashford project, the property was suffering from severe deterioration across the entire exterior. The original timber cladding, fascias and structural battens had reached the end of their lifespan, showing heavy weathering, rot and long-term water damage. Much of the cladding had started to split and peel away, leaving sections of the building exposed to the elements, while the old insulation behind the boards was damp, compressed and no longer effective.
The existing wooden fascias and soffits were also in very poor condition. Years of moisture penetration had caused the timber to twist and crumble, leading to gaps around the eaves and roof edges. Each board was fixed securely to the new treated battens, ensuring proper ventilation and correct overlap for maximum protection against rain and wind. We began by stripping the roof back to the rafters, removing every old tile, damaged felt layer and decayed timber. This exposed the true condition of the roof structure and allowed us to replace failing components with new treated materials where needed. Fresh, high-performance insulation was removed and replaced in stages to improve energy efficiency throughout the property.
A new breathable felt membrane (IKO Rubershield Pro Extra) was installed to provide a watertight barrier underneath the tiles. This was secured with brand-new treated roofing battens, fixed precisely to ensure correct tile alignment and long-term stability. The transformation was immediate, giving the roof a clean, modern structural base ready for tiling.
We then installed the new roof tiles, creating a uniform, durable and weather-resistant finish designed to withstand Ashford’s changing weather conditions. Every valley, verge and ridge was renewed using the correct mechanical fixings to meet current roofing regulations.
To complete the installation, we replaced all soffits, fascias and roofline components, removing the old rotten boards and fitting modern, low-maintenance replacements. At the same time, we carried out a full insulation replacement across the external walls. Once the cladding was removed, we installed fresh, high-performance insulation throughout the property, replacing the old, collapsed and damp material that was no longer effective. This new insulation greatly enhances the home’s energy efficiency, reducing heat loss and creating a warmer, more comfortable living space year-round.
To protect the insulation and prepare the walls for new cladding, we wrapped the property in IKO Rubershield Pro Extra breathable membrane. This provides a watertight but vapour-permeable barrier, preventing moisture ingress while allowing the building to breathe correctly.
